For more than a decade, Westland Construction has embraced Lean Construction principles to deliver greater value, eliminate waste, and continuously improve the way we build.

Lean is more than a process-it's a mindset that shapes how we plan, collaborate, and execute every project.

By focusing on efficiency, transparency, and respect for people, we engage all project partners early to align goals, identify risks, and ensure decisions support what matters most to our clients. Through tools such as pull planning, Last Planner® System, and continuous improvement reviews, we promote reliable scheduling, streamlined workflows, and proactive problem-solving.

Our Lean approach builds stronger relationships-among owners, consultants, trades, and our own teams-by encouraging open communication, accountability, and shared success. The result is safer worksites, reduced rework, and better predictability in cost, schedule, and quality.

After 10 years of Lean practice, we continue to refine how we build-adding value through innovation, collaboration, and continuous learning.

Lean Construction and Schedule Management

We will prepare a master schedule using Critical Path Method (CPM) and Lean Pull Planning methods. This schedule will incorporate Key RFP milestones (design stages, occupancy goals), Trade procurement windows, Long-lead item ordering (e.g., elevator), Sequential tendering strategy (where beneficial), Mitigation plans for weather and site constraints.

Proposed Activities Schedule (Award to Final Budget Estimate)

Following award, we will immediately initiate a preconstruction phase schedule that includes:

  • Kick-off and team onboarding
  • Constructability and sequencing reviews at 66% and final design milestones
  • Preparation and submission of Class B and Final IFC estimates
  • Long-lead item identification and procurement planning
  • Development of early tender packages if sequential tendering is deemed beneficial
  • Coordination with Prime Consultant for final budget alignment and tendering

Strategy to Establish a Realistic Schedule

To ensure schedule realism we will develop a CPM master schedule incorporating input from the consultant team and key trades during the design phase. Lean Pull Planning will be used to involve subtrades in the development of look-ahead schedules, improving accuracy and accountability.

We will analyze site logistics, access restrictions, and seasonal/weather constraints to accurately phase construction and mitigate disruptions to each of the three floors of gym operations.

Strategy to Maintain Milestones and Recover Slippage

To maintain schedule integrity:

  • Weekly site coordination meetings will review progress and identify issues early.
  • Look-ahead schedules (3-6 weeks) will be updated weekly and distributed to all stakeholders.
  • Long-lead item procurement will be tracked via a dedicated log and tied to milestone dates.
  • In the event of delays, mitigation strategies may include resequencing work, allocating additional labour/equipment, or working extended hours (subject to campus approval).

Monthly schedule updates will be submitted in conjunction with progress claims, with full transparency on any impacts or adjustments that could be required.
